About Maryland Oaks Crossing

Maryland Oaks Crossing (MOC) offers low barrier housing to individuals and families with dependent children. This program is offered without regard to race, color, religion, creed, national origin, gender, sexual orientation, age, ancestry, marital status, or disability. MOC does not require any religious affiliation, nor does it have any requirement for church attendance or any other religious or spiritual practice.
Maryland Oaks Crossing is available to families with dependent children who are searching for secure, stable, and affordable housing with supportive services. GNO strives to make available the following services to MOC clients on a voluntary basis either directly or through partnerships with other non-profit agencies: food pantry distribution, health screenings, tutoring service, financial literacy, case management, counseling towards permanent housing after MOC, trauma counseling, individual and family counseling, life-skills classes, and other wraparound services. Case management offered through one of our collaborative partnerships will work with residents to develop and implement this plan. The overarching goal for each participant is the transition to stable traditional housing. The program requirements are designed to offer the best possible support for program participants at Maryland Oaks Crossing and require a formal agreement.

A community center for residents, with separate computer rooms for adult and children, a television-and-library area and meeting space.

Chapman Community Health Program — from the FSU College of Medicine — brings free health screenings, wellness workshops, tutoring for children. The center also hosts other educational programs, including Bible studies.

Maryland Oaks Crossing is zoned for Sabal Palm Elementary, Griffin Middle and Godby High School.

*To qualify for available housing, you must:

Meet income limits for HUD-assisted housing;

Be eviction-free for at least three years; and
-
Have no sexual-crime or violent-crime convictions.

Be willing to participate in wrap-around services for the entire family.

Identification:
All applicants 18 and over must provide a copy of a current and valid government-issued photo ID such as a driver’s license, state ID or passport. All United States Citizens must present a Social Security Card at time of application to prove identity. All non-United States Citizens must provide a government issued photo ID and at least one form showing that they are entitled to be in the United States for the duration of the lease term.
Income Verification:
Applicants must provide information about their recurring monthly income. Income is considered to be all sources of paid employment and governmental assistance. Applicants must have a combined monthly gross income of at least three times (3x) the rent charged the unit. By way of example, if rent for a two-bedroom unit is $675 per month, then the applicant must have a monthly gross income of $2,025. Applicants may combine incomes.
•Income may be verified by the two most recent pay stubs, employers, tax records, bank statements, or other income from verifiable sources (e.g., award letters).
•If self-employed, income may also be verified by a CPA-prepared financial statement.
•All forms of governmental assistance included in the applicants’ income calculation must be verified by an official document from the granting agency. For example, a Benefit Verification or Award Letter from the Social Security Administration.
Applicants must have a minimum credit score of 550 to qualify for housing.
To ensure that MOC is serving its mission, Applicants must have a household income below 40% Area Median Income for Leon County which, as of December 2023, equates to an income cap in the amount of $3,225 per month for a family of 3 (an annual income of $38,700).
